物流园区
物流园区最早出现在日本，因为其具备很多优秀和外在效能，最早的物流园区是从城市整体利益出发，缓解城市交通拥挤状况，减轻产业对环境压力，保持产业凝聚力，通过在郊区或城乡边缘带主要交通干道附件辟出专业用地来吸引大型物流中心在此地聚集，并提供一定的优惠政策，实现物流产业发展的规模效益，降低物流成本。

1、货运服务型
依托空运或海运或陆运枢纽而规划，至少有两种不同的运输形式衔接。
提供大批量货物转换的配套设施，实现不同运输形式的有效衔接。
主要服务于国际性或区域性物流运输及转换。
2、生产服务型
生产服务型物流园区应符合以下要求：
依托经济开发区、高新技术园区等制造产业园区而规划。
提供制造型企业一体化物流服务。
主要服务于生产制造业物料供应与产品销售。
3、商贸服务型
依托各类大型商品贸易现货市场、专业市场而规划，为商贸市场服务。
提供于商贸流通业商品集散。
4、综合服务型
